Land and development agents, CJH Land, are seeking private investment to help kick start a residential development scheme of stylish new apartments on the site of the former Pring & St Hill Factory at Malago Road, Bedminster, Bristol.

The site on one of the main routes into the City Centre has been derelict for years and is being offered for sale by land specialists, CJH Land.

Matthew Hiles, Director at CJH Land said "The site is not far from the City Centre and Temple Meads Station.  It will be one of the most exciting developments the City has seen for some time".

The Pring & St Hill Factory was a well known landmark and the proposed scheme will no doubt become just as significant and will completely transform the area.  This mixed use development offers a fantastic opportunity for housing developers and investors to become involved in a landmark development. "

The steel fabrication factory closed down in 2003 and the factory was demolished in 2009.  At the same time a considerable amount of work was initiated and carried out on the Embankment and the Malago itself.

Said Matthew Hiles: "The site has been cleared, is ready to go and will bring much needed homes to the area.

'Bedminster has much to offer and the homes will appeal to investors, first time buyers and young professionals alike and no doubt will create a large amount of interest."

@kevinigloo, interesting so I wonder what their chances are of finding a developer at the moment then? Not good probably!

It already has been granted planning person, and a development was drafted out and presented. the development will not over look the railway line they are set off at 90 degrees so will look into a parking lot or courtyard. Unless the new owner/developer changes the plans.

There has to be a mix of social accommodation in any new development.

The site only lends itself to the more modest price of flat, because of demand in that area, and naturally as you point out due to its location.

I think it is that site, it was cleared years ago so I can't remember the name of the company that was there! The residents will have mainline trains on one side and heavily congested traffic on the other, how lovely for them! In fact, it might not be given planning for that very reason, the noise levels would be too much.

Umm! Not wanting to be funny but isn't that site right next to the railway line? I can't see too many folks really wanting to pay good money for the privilege of having trains thundering past their window.

Mixed development, does that mean private and housing association. Young professionals, affordable prices, sounds good, but do they really want to live in a crowded complex with unaffordable mortgages!
